Deutscher – Yelm Commercial (HGP Job #19-074)
The Deutscher – Yelm Commercial project is proposed as a mixed commercial
project comprised of two separate tax parcels totaling 2.86 acres. The project
involves the construction of two 7,500 square foot one-story multi-tenant buildings
on Thurston County tax parcel 21724131001 and one 15,000 square foot one-story
building on Thurston County tax parcel 21724130800.
Access to the site is proposed at two points along Tahoma Boulevard and one point
along Berry Valley Drive. The main access to the site from Tahoma Boulevard is via
Thurston County tax parcel 21724131201. The secondary access to Tahoma
Boulevard is proposed northeast of the proposed 15,000 square foot building.
Access to Berry Valley Drive is proposed to serve the parking lot for the two 7,500
square foot buildings on Thurston County tax parcel 21724131001.
The City of Yelm Comprehensive Plan designation for the project site is Commercial
and has a zoning designation of C-1. The project is consistent with both the
Comprehensive Plan and zoning designations.
The proposed site plan has been designed in accordance with the City’s zoning
regulation and Design Guidelines.
The site is proposed to be served by the City of Yelm water and sewer utilities.
Storm water drainage from new impervious surfaces associated with the project
will be addressed in accordance with the WA State Dept. of Ecology 2018 Storm
Drainage Manual for Western Washington and City of Yelm Development
Guidelines. The plan is to utilize existing storm drainage systems that was designed
and constructed to accept additional storm drainage from the abutting sites.
