The neighborhood isimmediately adjacent to Ridgeline Middle School and Mill Pond Elementary Sehool. The nearestCommercial I zone is .39 miles northeast of the subject site. The site is located in an area where theinfrastructure is in place a¡rd can supportthe proposed development. This includes roads and utilities whichare located in Carter Loop Road SE.Originally designated as Tract D of the Hawks Landing Plat recorded March 5,2003. (SUB-03-8333-YL),the parcel was intended for "Future Commercial'o use, however; notes on the face of the recorded mapregarding Tract D have been lined out and initialed by the original owner. There âre no details regardingTract D in the StaffReport or why the note was lined out on the recorded final plat.In keeping with the Yelm Comprehensive Plan, adopting residential land use for this parcel could addressthe community needs and encourage diverse residential growth by allowing duplexes and/or townhomes. Itwould meet the intent of the comprehensive plan to increase the variety of housing types and densitieswithin the community.Currently, the Commercial 1 zoning allows residential as a part of a mixed-use development, however;apartments are the only dwelling type allowed with this use. Due to the constraint of the parcel shape andsize, mixed use oould be limited by open space and parking requirements and/or access points.
