Proposed Development
The existing vacant lot located at 1001 Crystal Springs Road NW is being proposed for three duplex
residential buildings totaling 6 units. This will involve subdividing the lot into three separate lots. The
City has a standard of 25 PM peak hour trips for requiring traffic assessment.
Project Traffic Volumes
Vehicle trip generation for the proposed duplexes has been calculated using the current edition of the
ITE Trip Generation Manual. Land Use Code 215 (Single-Family Attached Housing) was selected as the
best match of the proposed duplex units. The trip generation rate and expected trips for daily, AM peak
hour, and PM peak hour time frames are provided in Table 1.
