Dear Mr. Mann:
The City of Yelm has completed initial review of the Civil Plans, Landscape & Irrigation Plans, Drainage and Erosion Control Report, and Construction Stormwater Pollution Prevention
Plan (SWPPP) submitted with above reference application dated 8/27/2021. The following are comments from the above referenced documents and need to be addressed on the future submittal.
I have organized these comments by general category.
Storm Report: (Ref - 2019 SWMMWW and Development Guidelines Chapter 3)
Prior to final construction approval, provide the City with an updated Construction SWPPP with the CESCL and on-site contact information.
Planning (Land Use): (Ref – Notice of Decision dated 6/25/2021 and Yelm Municipal Code)
Callout cluster mailboxes in compliance with 18.59.080 YMC, include any detail or notes provided by USPS.
Show detail of refuse enclosures in compliance with 18.59.040 YMC
Show open space with active recreation in compliance with 18.56 YMC
Include lighting plan that shows illumination of walkways and parking lots in compliance with 18.59.050 YMC.
Building / Fire & Life Safety: (Ref - IBC & IFC)
Parking lot drive lanes do not meet 26’ fire code width for buildings over 30 ft - see IFC D105.2
Sanitary Sewer & Water Plan: (Ref - Development Guidelines Chapter 4 & 5)
Provide calculations to support meter sizing, can be shown on plan or in separate documents.
Provide calculations to support STEP tank sizing, can be shown on plan or in separate documents.
Provide an End of Line Cleanout at each new forcemain as indicated in markups. Add STD DWG 5-20 to the details sheet.
Clarify where STEP tanks for Bldg “B” & “C” are proposed to be serviced from? If from Tahoma Blvd, they cannot be located behind a fence.
Landscape / Irrigation Plans: (Ref – Chapter 18.55 Landscaping Requirements)
Show trees that will be removed with diameters exceeding 8 inches.
Misc. Information:
Show van-accessible sign on van space per ADA guidelines
1 van and 3 accessible spaces are needed (only 1 van/2 accessible shown)
If available, show locations of any proposed luminaries from PSE Illuminations Plans along “H” and “J” Road.
