RE: Carter Loop SP – Preliminary Short Plat Application (CES #06141.0)
Dear City Staff:
This letter serves as our narrative for the Carter Loop SP - Preliminary Short Plat Application located
at 15106 Carter Loop Road - Yelm, WA (Parcel number 52920000003). The existing site is .92 acres
and is accessed from Brighton Rd SE and Hwy 507. The site is bordered on all sides by single family
homes and Hwy 507 on the northwest.
The provided preliminary short plat depicts 6 single-family lots with driveway access to Carter Loop
SE. The existing structure will be removed. The project proposes to connect water service from
the existing main installed on Highway 507 and connect to the City’s Step Sewer System.
Stormwater runoff from the site will be collected and infiltrated using onsite underground infiltration
galleries.
The parcel was rezoned to Moderate Density Residential (R6) according to Ordinance No
1188 effective November 28, 2023.
The preliminary short plat is based on the following:
Moderate Density Residential (R-6) Zoning
Setbacks:
o Front: 15-feet
o Rear: 25 feet
o Side: 5 feet
o Street side: 15 feet
Minimum du/ac: 3, Maximum du/ac: 6
Maximum Height: 35-feet
The storm design will comply with City of Yelm Standards
Sewer and water connections in Highway 507.
Parking: A minimum of four space will be provided - Two spaces provided per unit in the
garage and Two Spaces in the driveway will also be provided.
