TIA Scoping MemoHeathTraffic.com Berry Valley Road Multifamily Scoping Memo 1 March 18, 2024 The City of Yelm TIA Scoping Memo The intent of this assessment is to provide Yelm with a trip generation summary, site characteristics, and study parameters for the proposed project herein referred to as Berry Valley Road Multifamily. A project description is provided below. 1. PROJECT DESCRIPTION · Berry Valley Road Multifamily is a proposed residential development comprised of up to190 apartments units located within the city of Yelm. · The subject site is bordered to the north and east by Berry Valley Road SE situated on 14.72-acres within tax parcel #: 21724230400. · Existing on-site is a single-family home which is to be demolished for new construction. · Site ingress/egress is proposed via two new access points. i) One extending south from Berry Valley Road SE. ii) One extending west from Berry Valley Road SE. · A vicinity map of the surrounding roadway network is provided on the following page with the subject site highlighted in red. FORECAST TRAFFIC DEMAND & ANALYSIS 2.1 Project Trip Generation The magnitude of the anticipated vehicle trip generation for the proposed project was derived from the Institute of Transportation Engineers (ITE) publication, Trip Generation, 11th Edition. The Land Use Code (LUC) selected for this project is LUC 220 – Multifamily Housing (Low-Rise). Dwelling units were used as the input variable with ITE’s equations to determine trips ends. Refer to Table 1 below for the estimated project generated trips. The trip generation outputs have been included in the appendix for reference. 2.2 Distribution & Assignment Trip distribution for this project has been coordinated with TRPC via a TAZ Map. Trip distribution is shown in Figure 3, which follows TAZ Map 1001.
