This report will establish trip generations, trip distribution, and other relevant information for the proposed project referred to as Viewmont Place. A project description is provided below. PROJECT DESCRIPTION • Proposal o Viewmont Place is a proposed residential development comprised of 115 single-family homes located within Yelm City limits. • Location o The subject site is bordered to the west by Mountain View Road SE and to the east by Killion Street SE situated on 19.23-acres of undeveloped land within tax parcel #’s: 21724120100 & 21724120200. • Site Access o Site access is proposed via two new access points, one extending east from Mountain View Road SE and one extending west from Killion Street SE. A vicinity map of is provided on the following page in Figure 1 with the subject site highlighted in red. A conceptual site plan is presented in Figure 2. ITE’s Land Use Code (LUC) 210 – Single-Family Detached Housing was selected. Dwelling units were used as the input variable with ITE’s equations to determine trip ends. Table 1 below highlights the estimated number of trips to/from the proposed development. Refer to the appendix for ITE trip generation sheets. TRIP DISTRIBUTION & ASSIGNMENT Trip distribution describes the process by which project generated trips are dispersed on the roadway network surrounding the site. Traffic to and from the site has been assigned via a custom TAZ Map developed by Thurston Regional Planning Council. The TAZ assumed completion of the SR 510 loop; however, due to unknow timing of this connection, the trip distribution was adjusted to assume no connection for the buildout of Viewmont Place. Refer to Figure 3 for the PM peak hour trip distribution & assignment. The TAZ map is available in the appendix.
