Yelm RV Boat and Mini Storage
Type II landscaping is required adjacent to buildings and around the perimeter of the site. Rather than an 8 foot planter strip, an 8 foot concrete masonry unit (CMU) is required
along the south property line but is not to encroach into the shoreline jurisdictional area and the 100 year floodplain.
The bottom of any infiltration facility for stormwater discharge shall be located at least 6 feet above the base flood elevation per conditions of approval.
>The developer shall provide and record a “protective well covenant” meeting the standards of the Thurston County Health Department restricting any contaminant sources within the
100-foot well radius of the well located on the property to the north of this site.
>All landscaping shall consist of drought tolerant shrubs and bark instead of grass within the planters.
>A drip irrigation system is required along the frontages of
Rhoton Road.
>No structures are allowed with the flood plain including fencing.
>It appears that the applicant is showing Type III landscaping along the property frontage. The approval indicated that the City is in favor of waiving the frontage improvements.
If the applicant chooses to accept the waiver, A Right-of-Way Dedication Deed and a Waiver of Protest is required to be submitted to the City and then recorded with the County prior
to Civil Plan Approval. Please contact

>Every third tree proposed along the frontages of
Rhoton Road as part of Type III landscaping must be an accent tree from the street tree list.
>Please replace the two proposed Village Green Zelkova trees located on either side of the entrance to the south (adjacent to the office) with two kousa dogwood trees. The Green
Zelkova may become too large at full maturity and affect visibility at the entrance.
>All proposed buildings must meet the minimum setback requirements.
