Second Review of Civil Construction Documents
Dear Hal:
The City of Yelm has completed the second review of the proposed Yelm RV/Boat & Mini Storage. Your application included:
Revised Civil Engineering Plans, including landscape plans
Revised Strom Drainage Report
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments
need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Water Comments:
The developer is responsible for the cost of the fire hydrant locks and the City of Yelm Water Department will order and install them. The project will not be final until the City of
Yelm has received the payment in full for the fire hydrant locks.
Will there be an irrigation system? (Reuse or Potable) If so please place the irrigation meter by the potable water meter. The irrigation service will require a backflow assembly behind
the meter, if potable water is used.
Please add City of Yelm Detail 6-17 to Sh.C6
Sewer Comments:
I did see the requested step tank pump size called out or shown on sheet C7.
I could not find a hose bib located or called out within 50’ of step tank.
Sheet C7. Note # 9, should it read 12” (not 12.)
Miscellaneous Items:
The revised landscape plans shows Type II landscaping along the property line on Rhoton Rd. The Green Zelkova trees located on either side of the entrance are located within the required
8 foot landscape. Please replace those with two Kousa Dogwood trees.
Please note that the Right-of-Way dedication deed and the Waiver of Protest for the deferral of frontage improvements will be required prior to Civil Plan Approval.
The developer shall provide and record a “protective well covenant” meeting the standards of the Thurston County Health Department restricting any contaminant sources within the 100-foot
well radius of the well located on the property to the north of this site.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our
