Dear Mr. Weber:
The Community Development Department received an application for the above referenced project. The application submittal is not complete and further information is required before we
can begin the review process.
A Traffic Impact Analysis (TIA) is required as part of application submittal and as stated in the Pre-submission conference notes dated January 18, 2006. The trip generation number
determined from a previous mini-storage application is .258 per 1,000 sq. ft. 83,200 X .258 = 21,465.60/1,000=21.46 pm peak hour trips. This requires a Traffic Impact analysis.
I have included a copy of our Traffic Scoping Guidelines. Please have your traffic engineer contact Tami Merriman at tamim@ci.yelm.wa.us to request a traffic scope, prior to preparing
the TIA.
The property to the northwest (614 Crystal Springs Rd) is served by an existing well. Please identify the well and the 100 foot well radius to assure wellhead protection.
The above items are required to deem this application complete, before we can begin site plan review.
We also found that your stormwater report is showing the use of Vortsentries catch basin treatment. The City will not support approval of this type of stormwater treatment. The City
does support the use of Aqua Swirl and Vortechs systems. This issue does not need to be addressed to complete the application package, but will have to be addressed for the City to
continue with the review.
Please resubmit the site plan with the required information, and initiate the Traffic Scoping Process so that we may proceed with your project review.
