We have revised the civil plans and Storm Drainage Report for the above-referenced project in
accordance with your comment letter dated Junc 2, 2008. Enclosed are the following documents for your
review and approval:
1. Four (4) sets of revised civil engineering plans, including landscape plans

response describing how each comment was addressed:
{Vater Comments:
1. The developer is responsible for- the cost of the fire hydrant locks crud the Ciry of Yelm bf~ater
Department ti~~ill order and instal/ them. The cost of the locks are ,300.00 each and will he
invoiced at the time of construction plan approval.
Response: Acknowledged.
?. "Lhe exr.etin~> water main is a 10" AC rnain. Phis water main travels bena~~ee~z Rhoton Road crud
Crystal Springs Koad. 7'lre City request that you connect to this rnain using live or Trot tap. This
is tvpically of both locutions.
Response: The callouts have been changed to represent the 10-inch AC main and a live tap.
3. The rt~ate~main mast be constructed using PVC instead of Dt. PVC C-900 Class 150 is reyrrired.
Response: The pipe material has been changed on all sheets to be PVC C-900 Class 150.

Response: Irrigation is not proposed on site. A water meter and IZl'BA have been added to the
plans. See Sheet CS for details.
Sewer Conttite~tts:
6. Please shox• the existing STEP sewer.force main and the service connection to the existing force
retain. Also call out the type of connection for the service line.
Response: The proposed S•I'EP sewer service line will connect directly to the existing force main
with a live tap.
7. The piping 6etrween the STEP tank crud the force main cont~tection should be called out as a
service Iitte instead of ct force main.
Response: The piping between the S'I'1:P tank and force main has been changed from force main
to service line.

Response: A note has been added to Sheet C7 pertaining to the pump model.

Drainage Report. The Commercial Storniwater Agreement will be completed by the developer
and submitted at a later date.

Response: An on-site irrigation system is not proposed.
l9. It appears that the applicant is shoK~ing Type III landscaping along the property frontage. The
approval indicated that the City is in .favor of waiving the frontage improvements. If the
applicant chooses to accept the waiver, ARight-~f--Way Dedication Deed sand a Waiver of Protest
is required to be submitted to the City and then recorded with the Cotmty prior to Civil Plan
Approval.
Response: The frontage improvements are being waived at this time. ARight-of--Way
Dedication Deed and Waiver of Protest will be submitted to the City by the developer at a later
date.

Response: The developer is in the process of preparing a "protective well covenant." We will
lore-ard a copy of the recorded document when it is available.
