Good morning, All Clear Asbestos Testing has provided this Good Faith Asbestos inspection for a planned demolition project. We are performing this survey with the assumption that an asbestos survey has not previously been performed on this structure. The survey was performed following the sampling protocol for this remodel as outlined under AHERA, 40 CFR 763 and Olympic Region Clean Air Agency. This survey includes an evaluation of the presence and approximate quantities of any asbestos containing materials found. This survey was conducted on September 10th, 2025 by an Asbestos Hazard Emergency Response Act (AHERA) Certified Building inspector, Charlie Jobe. (Certificate number: NES-BIR-20250516-03). Respectfully submitted, All Clear Asbestos & Mold Testing 1.0 SCOPE OF WORK On September 10th, 2025 Charlie Jobe conducted a Good Faith Survey to determine the presence of asbestos -containing materials (per AHERA and ORCAA) guidelines on a planned demolition project. All accessible areas were inspected for the presence of asbestos -containing materials (ACMs). When observed, suspect materials were sampled following the sampling protocol (see 2.0 Sampling Protocol) of AHERA. All samples were assigned a unique identification number and transmitted to Schneider Laboratories under chain -of -custody protocols. Samples were analyzed according to EPA Method 60OR-93/116 using Polarized Light Microscopy (PLM). All Gear Asbestos Testing is not responsible for variations in analytical results or inaccuracies resulting from laboratory analysis. Sample results will be displayed in the asbestos -containing materials page of this report. Depending on the material sampled, there may be multiple layers within each sample. These samples will be broken out within each sample number. Each layer is sampled individually to provide the most accurate results. Every effort was made to sample all accessible suspect materials that we were contracted to sample. Additional suspect materials that were not sampled could be located between walls, in voids, under the middle of large areas of carpet, wood floors or other areas not accessible during the inspection. If suspect materials are encountered, they must be sampled and proven non asbestos prior to disturbance. It should be noted that this survey was conducted only for the presence of asbestos -containing materials. This survey does not cover the presence of lead -containing paints, mercury - containing components, PCB materials or any other hazardous material. 1.2 BUILDING DESCRIPTION # of Structures One Building Type Old barn and two small outbuildings Year Structure Built Unknown Exterior Finishes Combination of wood and CMU siding with a metal roof with no caulking on the seams Flooring Finishes Bare concrete and dirt Wallboard type Open stud walls with one small room with non -textured gypsum board HVAC System None Insulation None 1.3 SITE VISIT NOTES AND INSPECTION LIMITATIONS: Sampling photos available upon request. 2.0 SAMPLING PROTOCOL AHERA protocol determines the number of samples taken for each suspect material. Multiple sampling of one material is necessary to ensure reliable statistical data. Random sampling techniques are used to determine sampling locations for each surfacing material. AHERA regulations segregate suspect materials into three categories: 1. Surfacing Materials: A sprayed or troweled on texture applied to walls and ceilings and sprayed on fireproofing in structural members or within wall cavities. AHERA requires we follow the 3, 5, 7 rule which requires a minimum of 3 to 7 samples be taken of the same type of material depending on the amount of material present. 2. Thermal System Insulation: Insulation used to inhibit heat transfer or prevent condensation on pipes, boilers, tanks, ducting, furnaces, and other components of hot and cold -water systems and heating, ventilation, and air conditioning systems. AHERA requires collection of at least 3 samples of each homogenous material. 3. Miscellaneous Materials: All other suspect materials such as floor coverings, ceiling tile, roofing, and many other building materials. AHERA requires the collection of at least one sample per homogenous material. 3.0 ASBESTOS CONTAINING MATERIALS According to Washington State Administrative Code (WAC) 296-62-07721, the building owner must identify the presence of asbestos -containing materials and/or presumed asbestos - containing materials prior to any disturbance of materials. This information must be communicated to individuals performing the work and tenants in or adjacent to the work area. A total of three (3) bulk samples were collected as part of this survey. None (0) of the materials sampled tested positive for asbestos. Following are the results from the asbestos sampling: • None of the samples taken tested positive for asbestos. If provided, square and/or linear footage given are just an estimation and should not be used for bidding purposes. The bidding contractor should confirm all square footage and/or linear footages and site conditions prior to bidding the project. The EPA recommends a procedure Known as point counting (NESHAPS, 40 CFR Part 61) for those samples with asbestos concentrations between one and six percent based on visual estimation (PLM). Point counting is a statistically more accurate way of quantifying for samples with low concentrations of asbestos. Point counting is only performed at the direction of the owner or owner's agent. Work that disturbs building materials that contain less than 1% asbestos is not considered an asbestos project by the Washington State Department of Labor and Industries. However, as outlined in WAC 296-62-07712(2) basic work practices and training requirements still apply. 4.0 CONCLUSION If needed, abatement (removal) and disposal of regulated asbestos -containing materials must be performed by a Washington State Licensed Abatement Contractor using Washington State Certified Asbestos Supervisors and Workers. When personnel encounter any suspect asbestos - containing materials, it is their responsibility to: • Contact a representative of the owners • Do not disturb the materials until you have consulted the inspection report to determine whether or not the suspect material contains asbestos. • Ensure that all employees and contractors are informed and advised of the locations of any materials that contain asbestos. If additional suspect materials are uncovered during renovation or demolition, they must be treated as asbestos -containing until determined otherwise by laboratory analysis. A copy of this report must be kept on site during any asbestos abatement, renovation, or demolition. Please contact me for any further guidance or if any questions arise relative to this report.
