Location of the proposal. Give sufficient information for a person to understand the precise location of your proposed project, including a street address, if any, and section, township, and range, if known. If a proposal would occur over a range of area, provide the range or boundaries of the site(s). Provide a legal description, site plan, vicinity map, and topographic map, if reasonably available. You need not duplicate maps or detailed plans submitted with any permit applications related to this checklist. Approximately 3,350 cubic yards of cut and 2,700 cubic yards of fill from on-site and approved off-site sources as needed for construction of the roadway, utilities, storm drainage, and building pads. An erosion control plan will be submitted and approved prior to construction. The soil type suggests the risk for erosion is minimal. g. Best management practices (BMP's) will be in place during construction to minimize erosion. 2. Air a. The site is currently used (or single-family residential purpospes and is zoned R-6 (Moderate-Density Residential District). Parcels to the north and east are also used for single-family residential purposes and are zoned R-6 (Moderate-Density Residential District). The property to the south is zoned "Institutional District," while parcels to the north and west are zoned "Industrial." b. Has the site been used for mineral excavation, agriculture or forestry? If so, describe. Unknown c. Describe any structures on the site. There is currently asingle-family residence, stables and associated outbuildings on the properly. There is also a septic system and single- family well. d. Will any structures be demolished? If so, what? The existing residential structure will remain, but all other structures will be demolished as part of the site development process. e. What is the current comprehensive plan designation of the site? Residential f. What is the current zoning classification of the site? R-6 (Moderate-Density Residential District) g. The project site will be served by a proposed public roadway accessed from Crystal Springs Road NW and will also be accessed from a new extension o(Woodland Court SE. b. How many would the project eliminate? 2 off-street parking spaces will be provided per dwelling unit. None will be eliminated. d. If so, generally describe (indicate whether public or private). Yes. Anew public roadway with a sidewalk will serve all proposed lots. e. Will the project use (or occur in the immediate vicinity of) water, rail, or air transportation? If so, generally describe. No f.
