I.C.(1) : This guideline is applicable since the project is in the Mixed-use District. However, since the project is under 5 acres this guideline does not apply. II.B.(1) : A 60" pedestrian walkway is proposed from Yelm Ave to the main building entry, IY.B.(2) : This guideline is applicable since the project is in the Mixed-use District. However, since the project only contains the single proposed building, it does not apply. II.B.(3) : This guideline is applicable since the project is in the Mixed-use District. However, since the parking lot is less than 150 feet in length, it does not apply. II.C.(1) : This guideline is applicable since the project is in the Mixed-use District. However, since Yelm Ave currently has accessible sidewalks, it does not apply, II.C.(2) : This guideline is applicable since the project is in the Mixed-use District. However, since a new street is not proposed, it does not apply. II.D.(1) : This guideline is applicable since the project is in the Mixed-use District. However, since the proposed business is directly accessible to Yelm Ave which is on a transit route, it does not apply. II.D.(2) : This guideline is applicable since the project is in the Mixed-use District. However, since the proposed business is directly accessible to Yelm Ave which is on a transit route and there is a transit station relatively close to the site, it does not apply. II.D.(3) : This guideline is applicable since the project is in the Mixed-use District. However, since the proposed projects surrounding residential areas are all fronted by streets that are connected to a transit route, it does not apply. II.E.(1) : The entry will be covered by a canopy and will have window displays adjacent to the entry. There will also be a landscaped area between the Right-of-Way and the building, along the pedestrian walkway. IIT.A.(1) :This guideline is applicable since the project is in the Mixed-use District. However, since the project is less than 10 acres, it does not apply. III.B.(1) :There is only one driveway entrance from the public Right-of-Way. III.C.(2) :Curbing is proposed along all parking areas. Lighting will be provided per the requirements. III.D.(1) :The parking lot was sized to provide adequate stall numbers for the business needs. III.D.(2) : No structure parking is warranted for this development. III.D.(3) :This guideline is applicable since the project is in the Mixed-use District. However, since this project is not proposing a parking structure, it does not apply. IV.A.(i) : The building will have a covered entry and a landscaped pedestrian oriented space between the building and the Right-of-Way, along the pedestrian access walkway. IV.B.(1) : The building will have modulated roof lines. IV.E.(2) : Building materials and requirements will be met. IV.F.(1) : The side of the building facing Yelm Ave will have windows and will have a landscaped area between the building and the Right-of-way. IV.G.(1) : Mechanical equipment will be mounted on the roofs and screened so not visible from Yelm Ave. If any equipment is at ground level, it will have sufficient landscaping so minimize visibility from Yelm Ave. IV.G.(2) : Most utilities and conduit will be underground. If a meter is located above ground level, it will have sufficient landscaping to minimize visibility from Yelm Ave. V.~.(1) : The proposed landscaping plan and plant materials is consistent with the guidelines. V.G.(1) : A conceptual landscaping plan has been prepared and submitted with the Site Plan Review package. V.Fi.(1) : Unpaved areas will be landscaped.
