Salmon Run Apartments (Project #20100177)
1St Civil Review:
1. 4000 gallon Tanks should be 6 ft. diameter, for better Settling.
2. There seems to be some confusion whether tank #7 is a pump tank or a holding tank. If
it is a holding tank, it does not need a pump control panel. Same situation with tank #8.
3. Force mains need to be 5 ft. deep per City of Yelm Development Guidelines. They also
need end of line blow-offs.
4. 6" side sewers on commercial projects are the best bet to prevent back-ups. 6" side
sewers also only require 1%fall instead of 2%which is required for 4" side sewers. This
helps with Tank depth as well. It was noted that tank depth was at 5 feet to invert
elevation on all tanks. Yelm development guidelines call for a Maximum Tank Depth of 5
feet but we prefer tanks to be as shallow as possible to aid with pumping.
5. There needs to be a 2" gate valve at Vancil Rd. mainline tap.
6. Looking at plan's profile, we don't understand need for Air Release Valve (ARV) on
mainline.
7. Why is there a service box next to ARV?
8. Pump Control Panels must be located on Remote Posts. They cannot be located on any
living space walls.
9. Need Hose Bibs connected to Domestic Water meter within 50 feet of tank outlets
(pump vaults) for maintenance. These are not to be connected to irrigation meters.
10. Would like to see pump control panel for pump tank #6 to be located closer to this tank.
11. Delineate Storage and detention volumes on tank dipstick charts for all tanks.
12. Generator Transfer Switches will be required for all pump control panels for this project.
