Dear Mr. Isom:
Thank you for your letter dated August 29, 2010 with comments regarding the Salmon Run
Apartments. Your comments are appreciated.
This parcel is part of a mixed use development. Early in the land use review of the Safeway
complex, this parcel was designated as high density residential as part of a mixed use
development. The site was reviewed and previously approved fora 48 unit apartment complex.
The current application is being reviewed at a Site Plan Review to assure that the project still
meets the intent of the original development and the current development regulations for the
City.
The "fire lane" behind Safeway is intended to be a commercial driveway approach and not a
public street. The driveway will be improved and constructed to standards that will
accommodate the apartment traffic. There is also a recorded covenant allowing the residential
traffic from the apartments to enter and exit into the Safeway parking lot to ease transportation
impacts to Vancil Road. Vancil Road is improved to our commercial collector standard at the
commercial location, and a neighborhood collector standard in the residential area. These are
specifically designed to handle the traffic loads of the built-out areas.
The City's development regulations require landscaping and fencing to separate the high
density residential from the medium density residential zoning to reduce impacts to adjoining
property owners.
The City has adopted previous environmental review documents, The notice will be posted and
mailed shortly. This project does not require a public hearing. As a person who commented on
the project, you will be notified of the final decision.
