I reviewed your e-mails with questions. I have combined them into one. My responses are in red below:
Comment #3: SSC-1 Setback Criteria - the infiltration facilities shall be set back at least 20 ft downslope of a building foundation and 100 ft upslope. The infiltration facility in
the building vicinity does not meet this requirement.
In order to meet the 20 ft setback requirement, we will need to move the infiltration trench south of the drive-thru area. The reason we had this small infiltration trench located at
the front of the site was to avoid routing a storm drain line through the landscaping area east of the drive-thru. An FDC and fire line are currently located in this landscaping area.
Since we will now have to run a storm drain line through the landscaping area, we are looking at eliminating the stormfilter catch basin/infiltration trench system. We would route the
stormwater from the front area directly to the biofiltration swale for treatment and then infiltrate it in the trenches at the south end of the property. From our preliminary layout,
it looks like we would have a little over 3 ft of separation between the storm drain line and the other utilities. Do you foresee any issues with this new configuration?
I do not readily see a problem with this approach. However, I do not speak for public works and am not sure if they have a problem with 3 feet of separation. I am copying Grant so
he can forward to the appropriate folks.
Comment #12: According to Condition of Approval Number 9, all stormwater facilities must be set back 10 feet from the property line. The biofiltration swale does not meet this condition.
On the redline plan sheet, it looks like this setback requirement is being measured to the bottom of the biofiltration swale. I have attached the plan sheet with the comment outlined
in red for your reference. Please confirm that the 10 ft setback is measured from the bottom of the swale to the property line.
It was unclear where the limits of the swale were on the drawing. The line should be drawn to the top of the swale. The setback is to the top of the swale.
Comment #18: Please provide stationing information for all proposed structures.
Does this comment pertain only to stormwater catch basins and the STEP structures? We're assuming that it is not necessary to station the roof drain cleanouts, etc.
I would not expect stations on the roof drain cleanouts.
Comment #31: Please remove the City of Yelm curb ramp details and replace with WSDOT or ADAAG details for curb ramps.
This curb ramp detail was called out for the curb ramp on-site near the ADA stall. We thought that since this was on-site, the City's detail would be the appropriate one to use. If
it's not, can you let us know which WSDOT detail should be used?
It is my understanding that the City details are not the most up to date in terms of current ADA requirements. You should use the WSDOT detail that best meets your design circumstance.
