The SPR Committee has reviewed your request and plan submission and have
the following reply.
1. The 6 foot planter strip on the northwest property line is
acceptable under the following condition: The landscaping will provide
a moderately dense and naturalistic vegetation screen with a combination
of vegetation, deciduous and evergreen trees. At least 50% of the trees
will be evergreen. In addition, from the location of the refuse
enclosure to the street, the solid wood fence shall be replaced with
decorative screen walls or trellis's, at least 3 feet high with sections
lengths at least 20 feet. These may be river rock walls or you may
suggest a wall or trellis that matches the building architecture. The
solid wood fence should remain around the rear of the property due to
residential zoning. You could consider this same landscape theme along
the southeastern property line as well to provide visibility and
continuity.
2. The 20.5 foot drive aisle adjacent to the building is
acceptable, increasing to 24 feet wide where parking stalls begin.
3. The building plans show a drive through coffee window at the
future coffee shop. A drive through coffee window was not reviewed as
part of your land use application, just indoor seating. The drive
through window is not approved. If you wish to have a drive through
coffee window, you must apply for an amendment to your site plan
approval.

Attached is a PDF of our site plan in response to the recent plan check
comments. Specifically this plan deals with two issues; the landscape
buffer and the driveway width.
1. This plan now has a 6'-0" landscape buffer (previously 5'-0")
on the northwest and a 12'-0"+ landscape buffer on the southwest (same
as before). This averages out to an 9'-0" landscape buffer on the side
yards.
a. Also, please refer to the original message shown below that was
sent on April 19, 2010 referencing a discussion with city staff
regarding the use of a 5'-0" buffer.
2. Regarding the driveway, it our understanding based on the Yelm
municipal code section 17.72.080 that driveways shall be at least 20'-0"
wide except where they abut parking at a 90 degree angle - where it must
be 24'-0". We feel these access requirements are still met in our
current plan.
We are submitting this plan at this time to see if you agree with this
direction. Once we resolve these issues we will have a layout that we
can use to address the rest of the plan check comments.

(ACU) on Main Street Yelm. Thank you for taking the time to look at
these revisions. We look forward to your assistance in determining what
our next move should be.
As was discussed in your phone call with BZ Zenczak, we are showing a 5'
landscape strip on the property line to the North-West. We did this
based on our discussions with city staff at our pre-application
conference in October 2007. We did make multiple attempts to work out a
shared driveway with the adjacent property owner. Ultimately they were
not interested in sharing a driveway.
