Review No. 2 of Civil Construction Documents
The City of Yelm has completed the first review of the civil plans for America’s Credit Union. Your application included:
Civil Plans
Stormwater Plan
Step Sewer System Report
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice.
In addition to the comments from the peer review engineer, the City has the following comments.
Peer review comment #1. The City has additional comments regarding the sewer report. Please see comments noted in the report.
Peer review comment #2. We agree that the proposed curbing is not enough deterrent to prevent left turns. The driveway apron is too large and does not force the right turn. Reduce
the width of the driveway and extend restrictive curbing to the east.
Peer review comment #3. Please reference the Land Use Approval on the cover of the plans.
City Additional Comments: The FDC is required to be on a fire lane, and within 30 feet from the hydrant. The radius of the driveway must accommodate the fire
truck entering the site, and provide a turn-around on site meeting the Uniform Fire Code.
New or replacement mail boxes shall not be located the Arterial. Please provide on-site location of mail box if you plan to have on site delivery. This should be coordinated with the
US Post Office.
Please show on the landscape plan how you plan to meet the landscape requirement of a rock wall or trellis, and how the proposed material matches the onsite architectural theme.
Please show on the landscape plans how the irrigation system meets the findings and conditions of the land use approval.
Please review and revise the plans to address the enclosed redlines and peer review comments. When the project is resubmitted you will need to submit 5 sets of plans and 2 sets of reports,
plus send back original red lines. The project engineer should include a written response with the resubmittal, indicating how all the redlines and review comments above have been addressed
