Thank you for taking the time to speak with me this morning. After our discussion regarding of outdoor storage located at 711 Yelm Avenue East, further information is required.
The proposed use of the property is allowed, however if you intend to use the outdoor storage area as retail display area, site plan review is required. Section 17.84.010
(A) states that site plan review is required for any commercial activity. Section 17.84.010(B) Allows exemptions from site plan review when there is no addition of square feet, or the
expansion is for storage only. Us
e of the parking area as retail display is expanding the onsite use, and requires the site to be brought into current code standards. This is achieved through the land use permitting
process. During the site plan review process, impacts to the site are reviewed and the approval usually contains conditions that must be met to bring the site into compliance with current
regulations. This includes review of impacts to water, sewer, transportation, and design review to meet current design standards such as parking, landscaping and building design.Site
plan review is an administrative review. It requires a public notice and written approval by the Community Development Department. The land use permitting process for a project this
size would take approximately 6 – 8 weeks to complete.
