Thank you for taking the time to speak with me this morning. During our discussion
regarding outdoor storage located at 711 Yelm Avenue East, you indicted that the purpose
of this area is for outdoor display rather than storage.
Section 17.84.010 YMC requires a site plan review approval for the establishment or
expansion of any commercial activity, provided that expansions for storage are exempt from
the review process.
Because you had previously stated that the use of the fenced area would be for storage
only, the City indicated that the fenced area would have to be screened from public view
pursuant to Section 17.57.020 YMC. This is still the case if the area is to be used for
storage only, and screening would be required around the entire perimeter of the storage
area. If you wish to deviate from the requirement of an 8 foot solid board fence, you will
need to submit a proposal, in writing, for review. Any such request should include a
description as to how you believe the proposal effectively screens the storage area.
If you choose to use the fenced are for outdoor display, a site plan review approval will be
required. Through this process, which generally takes between 6 to 8 weeks after a
complete application is received, the approval may include conditions to bring the site to
current standards. Additional landscaping, accessible access to the building, and additional
perimeter landscaping could all be required as part of the site plan review process.
I have attached a site plan review application for your review. Keep in mind that either the
complete fencing or site plan review approval must be complete before you open your
business.
