Daycare parcel Lida, I was out of the office on Monday. In regards to your questions below, it appears they are all about transportation improvements. This project has been submitted but is technically not yet in the review process because it is an incomplete submittal. All impacts to the transportation system are examined during the environmental review stage of the project. I understand that Steve Harrington spoke with you in regards to the below sometime last week at the counter. He said he gave you some information as well. Please see below. I have answered the questions at the best of my knowledge because it is too early to determine some of the answers at this time. Daycare parcel Hello Nisha, I am writing you about the 3.25 acre parcel on the corner of Berry Valley and Killion Extension (owner Westmont LLC, Mike Edwards) which is being sold to Marijke Deutscher, D&W Development LLC. I visited the Planning office last Thursday with some questions. These questions could not be answered by the individuals present at that time and it was recommended that I see Grant Beck this morning. I have just returned from seeing Grant and he stated that I have to see you, as the project co-ordinator. I feel like I am going in circles and not serving my client very well. Perhaps, if I make a list of the questions...you can research with the proper individuals and give me a reply. All the questions are about the road improvements required by City Planning along Berry Valley. 1) If my client chooses not to put an ingress/egress along Berry Valley (ie not using this for access to the daycare), do we still have to do the road improvements along Berry Valley? The road improvements will still be required and are not dependent on ingress/egress. 2) If we have to do road improvements, are we responsible for the improvements on the north side of Berry Valley ONLY ....since this is the side that we border? Improvements will be determined during the environmental review. Typically it is only on your side, but since this project may be looked at as part of the surrounding projects, then everything will be evaluated to determine the transportation impacts of all projects. 3) If the city stipulates that we must do improvements on both the north and the south sides of Berry Valley, are the improvements of the same magnitude on both sides...ie. sidewalks, curbs, landscaping? or are the requirements different? Yes 4) If we are required to do the improvements along Berry Valley....what is the length west to east that we are responsible for? The property measures approx. 720 linear feet from the corner of Killion Ext. going east along Berry Valley. Are we responsible for improving the 720 ft. of our property line or are we obliged to do the length of Berry Valley going eastward towards Cullens? The improvements will begin where the Tahoma Blvd. improvements end. I am not sure if it extends around the corner. 5) We have heard some rumours of Berry Valley Rd. being closed to traffic at Cullens. We would like to verify the validity of this information. I am personally not aware of Berry Valley Rd. being closed off. Could you please give me a call so that I may come in to see you to discuss the above at the time that is convenient for you.
