20050755 Planning Comments 1Planning comments for Windshadow Berry Valley must be improved with minimum 12 foot drive lanes and 7 foot shoulder, with curb and gutter on the west side. (page 3 of land use approval) Does access to school also need cul-de-sac or hammer head? Lots 5 & 6 appear to extend to the northerly property line. This does not allow for the required 15' buffer between the public school property. Proposal shows stormwater in most all open space tracts. Appears that they are underground galleries, which is acceptable in open space tracts? Lots 20 & 21 do not meet the minimum 20' driveway approach requirement (page 8 of land use approval.) Property is subject to water and sewer latecomer agreements. Landscape, tree removal/mitigation, fencing, and open space improvement plans are missing. Is driveway on lot 8 acceptable? Setback on Lot 70? What is in Utility Tract D??
