Box 429 Onalaska, WA 98570 Re: BLA-07-0002-YL Boundary Line Adjustment, Corner of Grove Road and SR 507, Yelm Dear Mr. McGraw: The City has completed its cursory review for the Boundary Line Adjustment on the above property. The proposed property lines as conditioned below will meet minimum City zoning, health, and building standards. Prior to recording, changes need to be made to the map to meet the City of Yelm, and Thurston County recording standards. The map as proposed shows property lines through or touching existing buildings. Please update the map by removing markings of buildings that no longer exist. Any building that is shown under a new property line, or that do not meet setback requirements of the Yelm Municipal Code must be removed prior to recording the Boundary Line Adjustment Map. Any existing septic systems and drainage facilities must have an easement on the face of the plat. As we discussed with you previously, a condition must be placed on the lot located at the corner of Grove Road and SR 507. The City will not allow ingress or egress to this lot from Grove Road or SR 507. Please find language below for this condition, and place on the face of the plat. Conditions of Approval: A current title report must be submitted for all properties. The Declaration shall be added to the face of the plat, and must be signed by the all persons that hold an interest in the property. These signatures must be notarized. Please provide the declaration, signature blocks on page 1. Original and new legal descriptions can be on page 1 or 2, depending on space. The Boundary Line Map should be the last page. The file number for the map is BLA-07-0002-YL. Please clarify on the Map, the old property lines, and new property lines. It appears that the display line for existing fences is also used as current property lines, and it is not clear where current property lines are located. Please clarify the easement for ingress, egress, and utilities for parcel A & C. Remove references to buildings that no longer exist, assure proper setbacks for existing buildings, and any building that does not meet setback requirements must be demolished prior to recording the BLA Map. Condition language for Parcel A: Note: New or expanded uses for Parcel A shall not access Grove Road or SR 507, internal access shall be provided through Parcel B. Parcel A shall not receive land use approval prior to land use approval on Parcel B, and no Certificate of Occupancy until site improvements on Parcel B are complete. The county requires that current and delinquent taxes be paid prior to recording. Please return a revised boundary line adjustment map, and title reports.
