H Olympia, WA 98502 RE: Eagle Plaza - BSP-08-0347-YL Review No. 1 of Civil Construction Documents Mr. Gibson, The City of Yelm has completed the first review of the civil plans for Eagle Plaza. Your application included: • Civil Plans dated February 6, 2009 • Storm Drainage Report dated February 2009 • Sewer STEP Tank Sizing Report dated February 5, 2009 • Supplemental Directional Access Exhibit dated February 17, 2009 • Response Letter to Grant Beck dated February 17, 2009 We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments need to be addressed before the plans may be approved for construction. Our comments are on the red-line set of plans attached and in the attached comment letters. In addition: Water Comments: 1. The fire hydrant assembly spool should be ductile iron, the plans show PVC. Please see C.O.Y. fire hydrant detail 6-7. Sewer Review: 2. Show the connection point for the Acid Neutralizing Tank (Vault) for all buildings that will require this to be installed. (360) 458-8438 (360) 458-3144 FAX www.ci.yelm.wa.us Miscellaneous: 3. Please include and show all easements, both existing and proposed. 4. The City of Yelm (COY) requires the applicant to contact Lemay Refuse Disposal for review of the dumpster site plans. Please have Lemay review and sign a site plan to be returned to the City in the next review. 5. The City requires the applicant to contact Yelm Postmaster for approval of the mail box locations. Please have Yelm's Postmaster review and sign a site plan to be returned to the City in the next review if needed. Existing mailboxes must be removed. 6. Afire access lane must be provided through the development with adequate turning movement (25' radius) and turn-around to each required fire hydrant. The lane should be clearly marked on the plans and after construction Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans and send back original red lines. The project engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to.
