Aside from the financial aspect, the security issue is also one of our big concerns with the low light poles. I will have our electrical engineer provide a photometric diagram with both options, but the one thing to consider when review the photometric with all 20’ poles will be the blockage of light due to the trees/landscape. Financial hardship is not an acceptable reason to over turn our Development Guidelines. A detail photometric layout of the parking showing the changes between 20 and 30 foot heights would be a start. Also I may not of made my self clear on the City’s concern for off premise lighting on the West property line. Relocation of the light poles to the east may help you in coverage. I am not going to hold you to the .5 candle foot at 5 feet. Future development may benefit form your lighting. In order for us to get to the required .5 footcandles with a 20‘ pole, we have a couple concerns. One, the number of fixtures necessary to accomplish this, will be a huge financial strain on the project and owners. And two, we are also concerned with tree/landscape requirement would conflict with the low 20’ poles and would never allow an even spread of light throughout the parking area and could then become a security issue. We would like to propose 30’ poles in the ‘back’ parking area and 20’ poles in the parking area that is adjacent to the street; see the attached sketch indicating this. Please let us know if this solution would be acceptable to the City.
