LA.(2) Relate Development to street fronts (other that pedestrian Streets)
Sufficient landscaping will be provided along the street edge between the
sidewalk and the parking lot. Pedestrian paths will be provided from the
sidewalk to the interior of the Site
LB.(1) Minimize Visual Impacts of Service areas
All refuse area will be screened with materials architecturally compatible
with the proposed development. No screen will be less than 6-feet in height
and will be sized to contain all refuse generated by the use it serves.
LC.(1) Take advantage of special opportunities and mitigate impacts of large
developments

LD.(1) Reduce impact of service area and mechanical equipment.
All service areas will be screened with a minimum 6-foot high enclosure
that is designed to be architecturally compatible with the proposed
development.
LE.(1) Integrate biofiltration swales and ponds into the overall site design.
Biofiltration swales are all located at the rear of the property behind
proposed apartment buildings. There are no above ground storm ponds
proposed for the project. Stormwater will be handled underground.
LF.(1) Enhance the visual quality of developments on corners.

LR(2) Provide a paved pedestrian walkway from the sheet corer to the building
entrance.
A paved pedestrian route is provided between the public sidewalk and
building entrances.
ILA.(]) All pedestrian paths must correspond with federal, state and local codes for
handicapped access, and the American with Disabilities Act.

A pedestrian circulation system is proposed that will connect both
commercial developments and the multi-family development.

at least minimum sidewalk width.
The building setback is sufficient to provide the required 5-foot wide
sidewalk.
ILC.(2) Where new streets are developed, provide sidewalks according to minimum

transit.
Pedestrian circulation routes will be provided by connection to the existing
public sidewalks along SR-507, and 106`" Avenue southeast and
construction of a new sidewalk along Creek Road will provide pedestrian
connection to adjacent uses and transit.
ILD.(2) Integrate transit stops into the planning of adjacent site improvements
At this time no improvements to adjacent transit stops are proposed.
ILD.(3) Encourage pedestrian paths from all transit stops through commercial areas to

ILE.(1) Enhance building entry access
The commercial portion of the proposed development will provide weather
protection pedestrian facilities (i.e. bike racks) at the primary entrances [o
all buildings. The multi family portion will incorporate pedestrian scale
lighting and landscaping at or near the building entrances.

At this time no pedestrian oriented open space is proposed for the
development between the public right-of-ways and the buildings.

The proposed development will provide through access to connect 106'"
Avenue SE, SR 507 and Creek Road.
IILB.(1) Minimize Driveway Impacts
Two new driveway locations are proposed along Creek Road where there is
a total of 450-feet of frontage. No new driveway location are proposed
along SR507 of 196`s Avenue SE.

Building designs will follow the applicable requirements outlined
in the Design Guideline Manual. A conceptual drawing of the
commercial buildings has been attached to this checklist
IV.A.(1) Incorporate human-scale building elements
Pedestrian scaled elements such as entryways and awnings will help
provide a human scale along building fagades.
IV.B.(1) Reduce scale of large buildings
Building design will provide building horizontal building articulation or
modulated roof lines as required to reduce appearance of bulk.
N.C.(1) Architecturally accentuate building comers at street intersections.

Buildings facing Creek Road will be enhanced with a decorative cornice
and brick veneer near the entry ways.

Primary building materials will likely be as follows; commercial buildings
exposed concrete, metal, multi pane windows and corniced. The
multifamily buildings will likely be composed of wood siding, wood product

Where applicable all blank walls will be screened with the required
landscape.
