I finally had an opportunity to discuss this and yes, we can print what
we have to review for any changes. We will need a letter from you or
your applicant requesting the re-review, stating whether you propose any
changes or if the plan will remain the same.
We are anticipating that there may be minor changes, which will mean
that revised plans will need to be submitted, a current engineers stamp
for the plans, and the past due review fees attached. At least this
will begin the process and allow you to determine whether you can use
the previous engineers plans, or if you need to redraw them.
I will get the past due fees to you shortly.

I see that we have electronic copies of the set approved in 2008. I am
not sure if there will be redlines or not. If so, you will need to
submit revised plans. I can't print a full size out right now, but I
will check with Grant and Karen when they get back on Monday if we can
use our electronic version and what exactly would be needed to begin the
"re-review".

When the applicant is ready, he can resubmit the civil plans for our
review, along with the past due review fees. The City will review the
plans for any changes to our development regulations, and we would send
back any redline comments. I do not believe that we have to send them
out for peer review.
I have attached the land use approval, if you read the findings, it
talks about the land that is proposed tract C. The well for the
neighboring property is located there. Tract C was proposed to be
deeded over to that property owner. A well head protection covenant is
also required for the 100' radius of the well.

I am just back from vacation, so I apologize up front for my vacation
brain!
The Fairway estates civil plans have past due review fees that will need
to be paid. The civil plans have expired, and would need to be reviewed
to see if there have been any development guidelines changes that would
affect the plans. As long as the new applicant doesn't make any changes
to the layout, all should be fine. There may be minor sewer or water
comments.
I think that Doug told me that there was irrigation lines in the right
of way planter strip that will probably need to be removed from the
plans. There is also a boundary line dispute with the property to the
west that needs addressed.
I can't think of anything else at this point.

507 Yelm, WA 98597 Re: Fairway Estates Short Subdivision Civil Plan Extension 20070235 Dear Mike: The City of Yelm has reviewed the Fairway Estates civil plans and have extended the
approval date to December 4, 2012. That is twelve (12) months from the date of expiration. Although the plans were signed approved, there are a few items that you should be aware of
prior to construction. On sheet C2.1, note number 5 there is a sewer blow off assembly adjacent to a water line. A ten (10) foot separation is required per health regulations. Note 4
on sheet C2.1 is correct in that there shall be a double detector check valve (DDCV) at the irrigation meter, however a reduced pressure backflow assembly is shown in the details on
page C2.2. There should be a detail for the DDCV. Page C3.1 shows a note for Lots 1 – 3 that STEP tanks must be located outside of 100’ radius of the existing well to remain. Please
have your engineer check the health regulations for what may be located within the well radius, as you will need to create and record a well head protection document. If you have any
