Here is our updated survey where I have outlined where the 100 year flood plain plots, as shown on the FEMA map. I also attached a portion of the FEMA map with our site outlined in red. Look this over and let me know the cities thoughts and ideas. As mentioned, I would be happy to meet with you to discuss in more detail. Thank you. I would need it tomorrow before 11 AM. We had the survey redone to be on the same datum as the new FEMA maps so there will be no confusion with the different datums. The 100 year flood plain does indeed come onto the property and where we are proposing some work. I have read through the city codes and as we discussed it says we cannot fill in the flood plain. Here is an option the we discussed in house and with the owner. What if we do this without any filling. We have always been proposing porous asphalt paving since the subsoils infiltrate very good, therefore I don't need to do any filling to 1 get the drainage system to work. The covered storage structures are open on all sides so as not to impede the possible flood plain. We would need to relocate the office, if there will ever be one, into the area outside of the flood plain. With this concept we would not be filling in a flood plain. Can you look at this and let me know what you think. I would be more than happy to bring in my survey and review this with you and your staff to show how we will not be filling. Let me know.
