Mr. Rochester,
Thank you for meeting with me yesterday. After my last site meeting with Ron
Niemi and Greg Mauerman I forwarded an emaii to Ron requesting an evaluation
of tne structure, see attached.
My concern was that a partial repair wauld not be sufficient to bring the current
structure into compliance with seismic and lateral requirements. Mr. Harold
NahnenkratYs letter of Jan�ary 20, 2010 satisfied my requirement of an
evaluatian and cnnfirmed my cancerns that a partial repair will not meet seismic
or lateral requirements. I concur that replac�ment is the best alternative.
However, if you chose to repair the structure, the following with the Building
Permit Application wi11 be required:
1. Five (5) Capies of Canstruction Drawing
2. Two (2) Capie$ of Engineering calcuiation for loading, seismic and
lateral forces.
3. Demolition Permit from 4lympic Region Clean Air Authority (ORCAA)
for the sections of the structure removed.
4. Demolition, Safety Protection Plan and Engineered Plan for structural
stability during foundatian replacement.
5. Site Plan for Utility lacation and connection ta the structure
The plan revierrv pracess will require an engineering peer review. The cast af the
review will be charged to yau in the permit review fees. Anticipate a 4 to 6 week
review period.

Rep(acement of the structure will require with the Building Permit Application;
building drawings, a site plan for buifding footprint, utility location, utility
connection and a Demolition Permit from ORCAA.
If you chose to build under the Interna#ional Residential Code engineering wil! not
be required if you chose the prescriptive methad. Anticipate a 2 to 3 week review
period.
As stated by the City of Yelm's Sewer Departmen# a new step tank wil! be
required for the residence. Coordination of the step tank instalfation will be with
Jim Doty. He can be reached at 360-458-8411.
Due to non conforming setback issues, the requirement far rebuilding is that you
maintain the existing building footprint, The new residence will be credited with
the existing structure's, water, sewer, traffic and fire connection or impact fees.

damage and review bt�th the vertical and lateral systems afthe s�ructure.
Structure Description
The structure is a stick framed hc�use built in 1912. The foot prir�t is approxirnateiy �5' x
27' with a pop c�ut c�f appraximately 8'x16' that encompasses the ba�k daor and the
lau�dry room. There are two bedroc�ms an the upper ievel xhat is Ioca�ed inside the roof
structut'e. The raof struc€ure cc�nsists of raugh savm 2x4 raft�rs spanning to the e�teriar
walls. The e�rt�rior wall are raugh�awn 2x4 studs at 32"on center with ship lap siding
un�er vinyl sidian�. The upp+er floar framing is 2x ceiling joist that are ledgered to t�e
exterior wa11. This#�oor system is extremei�a bouncy. The stair sysienn tha�accesses the
upp�r flt�or is narr�w,steep and dc�e.�not have adequate head clearance. I was unable tc�
gQ under the crawl space, but Gased on the construction type and ye�r built, the rnain.
flQar framin,�is most likeiy 2x joists with interior past and beams. The exterior
f�undation has been upgraded to cc�ncrete masonry units(Ch�TCT)on a cancrete fot�tin�vn
the main portio�and a eombination of slab and CMIJ fc�r�he gop aut portian. Based c�n
the amt�uur�t of crael�ing it is rny�pinifln that the CNILT stem wall da�s not haVe
reinforcing stee�.

Both the vertical and 1�.teral force resistang systems would require significant upgr�de i�
order to rneet current cod:�. The roof system,upp
er floor framin;�, arid faundation would
have to be virtually replaee,d. The e�terior walt would ne�d ac�ditic�n�1 studs a�d
upgraded ta meet shear wall requirements. I have not addressed the issues��at da not
pertain ta structwre Ii�e wiring, plurnbing, arid insulation.
Based on the current ccsz�dition af the hfluse and the required repair�n�i upgrade it is rny
4pinian that it tuould be more cost effective to demolish the hous�and start over.
