The project site is bordered by Yelm Avenue West to the northeast,Solberg Street SE to the southeast, a carwash to the northwest,and residential to the southwest. Please see the attached aeria l map for additional inforrnation. Existina Conditions There is an existing McDonald's restaurant near the center of the project site and has an assooiated parking lot on the western and southern sides of the restaurant. Site access is gained from Yelm Avenue West near the northwest corner and frorru Solberg Street SE near the southeast corner of the project site. There is an existing grass swale and infiltration gallery on the east side of the building. The grass swa{e and infiltration gallery were designed to meet the water quality and quantity requirements. Surface water runoff from the parking lot sheet flows to curb openings at the northern and southern end of the grass swale prior to entering the infiltration gallery. The infiltration gallery is approximately 124-feet lang and 20-feet wide. Below is a summary of the pre-developed conditions area calculations; see the attached Existing Conditians Exhibit for additional information. Additionally, the drive-thru lane will be reconfigured to provide two lanes and ordering stations. The proposed development will not affect the existing d rainage patterns of the site and surface water runofF will be directed to the same curb cut locations,grass swale and infiltration gallery, Belaw is a summary of the developed conditions area calculations;see the attached Develaped Conditions Exhibit for additional information. Developed Area Summary: Total Area 37,500 Square Feet(0.861 Acres} Total Impervious 24,674 Square Feet{0.566 Acres) Total Pervious 12,826 Square Feet(0.294 Acres) Summarv and Conclusions The amount of pollution generating impervious surfacing{PGIS) has been reduced by 766 square feet. The 762 square-feet addition and proposed site modifications result in a net decrease of 4 square-feet of impervious surfacing. Since the amount of PGIS has decreased,additional water quality measures are not proposed. Since the amount of net irr�pervious areas has decrease,additional infi(tration/detention measures are not proposed.
