Box 479 Yelm, WA 98597   June 20, 2005 Brown’s Car Care Mike Brown 16510 106th Ave SE Yelm, WA 98589 RE: Initial Review Brown’s Car Care Parking Lot Expansion City of Yelm Project CIV-05-0173-YL Location: Parcel B of BLA 02-8324 Mr. Brown: The City of Yelm has completed the initial review of the proposed parking lot expansion located on Parcel B of BLA 02-8324. Your application included: Civil Engineering Construction Documents (2 pages) Stormwater Drainage Report Summary (1 page) We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments need to be addressed before the plans may be approved for construction. Our comments are summarized below: Site Plan (sheet 1 of 2): The approved for construction block should read Development Review Engineer instead of Public Works Director. This is proposed as a parking lot for the Phase 2 addition of Brown’s Car Care. The parking lot should show the parking stalls, drive lanes, planter islands and dimensions for each. You may refer to the standard details located in the development guidelines. An 8 foot planter strip is required on the east property line. To install this planter strip the paving will have to be at least 8 feet from the east property line. Erosion Control Details and Notes (sheet 1 of 2): Show the silt fence on the project side of the property line. Show the location and add a detail for the construction entrance. Grading and Stormwater Plan (sheet 1 of 2): The structural pavement section needs to be added to the plan set. Water and Sewer Plan: No review required for this application. Stormwater Report: This use is in compliance with the storm water report dated November 1996. The stormwater pond must be rehabilitated as part of this project. This shall include removing overgrown vegetation, replanting grass in the swale and adding riprap as required at the inlet and outlets of the stormwater system. Landscape Plan: A landscape plan is required showing how the landscaping requirements are being met. Please submit a landscaping plan with the next submittal. Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans. The project engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to.
