Ross Pre - submission 2007 - 104350 Dear Tony: The City of Yelm has reviewed the above referenced pre- submission request and offers the following comments regarding the proposal to permit an RV Repair and Storage in the Yelm UGA on property currently RR1 -5 and pre -zoned as Low Density Residential (R -4) upon annexation to the City of Yelm. As the property is within Yelm's urban growth area, development should be consistent with the requirements of the Yelm Development Guidelines as well as Thurston County design standards. The property is pre -zoned Low Density Residential upon annexation into the City of Yelm. RV Repair and Storage is a prohibited use in the R -4 Residential zone. The proposed use is not consistent with future zoning within the City of Yelm, and would be a non - conforming use upon annexation. This would restrict any expansion of the RV Repair and Storage use and not allow other similar uses.
