DIVISION 1 • GENERAL REQUIREMENTS 01 CONSTRUCTION DOCUMENT LICENSE: 1. Grant of License: In consideration of payment of the Building Fee, which is part of the price you paid for this product, Northwest Home Designing, Inc., as Licensor, grants you, the Licensee, a nonexclusive Right of Use for the purpose of constructing one structure from these Documents. Ownership of Technical Drawings: NHD retains the Title 17 USC Rights and Ownership of these Construction Documents and all subsequent copies of the "work ", regardless of the form of the original and /or other copies. Wood framed buildings shall be limited to three stories above grade or the limits given in Table R602. 10.12(2). Check with your local jurisdiction for height limitations. 10 FLOOR AREA: R304.1 Minimum area Every dwelling unit shall have at least one habitable room thm shall have not less than 120 square feet (11 m2) of gross floor area. R304.2 Other rooms. Other habitable rooms shall have a floor area of not less than 70 square feet (65 m2) 11 MINIMUM CEILING HEIGHTS: R305.1 Minimum height. Guards shall be located along open -sided walking surfaces, including stairs, ramps and landings, that are located more than 30 inches (762 mm) measured vertically to the floor or grade below at any point within 36 inches (914 mm) hef2ontally to the edge of the open side. Insect screening shall not be:.onsidered as a guard. R3122n1iaight. Required guards at open -sided walking surfaces, including stairs, porches, balconies or lanaings;ehall be not less than 36 inches (914 mm) high measured vertically above the adjacent walking surface, adjacent fixed seating or the line connecting - -the leading edges of the treads. R311.5.1 Attachment. Exterior landings, decks, balconies, stairs and similar facilities shall be positively anchored to the primary structure to resist both vertical and lateral forces or shall be designed to be self- supporting. Attachment shall not be accomplished by use of toenails or nails subject to withdrawal. 15 HANDRAILS: R311.7.7 Handrails shall be provided on at least one side of each continuous run of treads or flight with four or more risers. R311.7.7.1 Height. Handrail height, measured vertically from the sloped plane adjoining the tread nosing, orfinish surface of ramp slope, shall be not less than 34 inches (864 mm)and not more than 38 inches (965 mm). 16 LIGHT AND VENTILATION: All habitable rooms must be provided with natural light and ventilation. See SP- 315.05, 17 STAIR HEADROOM CLEARANCE: R311.7.2 Headroom. The minimum headroom in all parts of the stairway shall not be less than 6 feet 8 inches (2032mm) measured vertically from the sloped line adjoining the tread nosing or from the floor surface of the landing or platform on that portion of the stairway. 19 STAIR WIDTH: R311.Zi Width. Stairways shall not be less than 36 inches (914 mm) in clear width at all points above the permitted handrail height and below the required headroom height. Handrails shall not project more than 4.5 inches (114 mm) on either side of the stairway and the minimum clear width of the stairway at and below the handrail height, including treads and landings, shall not be less than 311/2 inches (787mm) where a handrail is installed on one side and 27 inches (698 mm) where handrails are provided on both sides. 20 USABLE SPACE UNDER STAIRS: IRC R30Z7 Under -stair protection. Enclosed accessible space under stairs shall have walls, under -stair surface and any soffits protected on the enclosed side with 1/2- inch (12.7 mm) gypsum board. not have a slope exceeding 1 unit vertical in 10 units horizontal. R303.6 All interior and exterior stairways shall be provided with a means to illuminate the stairs, including the landings and treads to a level not less than 1 foot- candle (11 lux) measured at the center of the treads and landings. R311.3 Floors and landings at exterior doors. There shall be a landing or floor on each side of each exterior door. The width of each landing shall not be less than the door served. Every landing shall have a minimum dimension of 36 inches (914 mm) measured in the direction of travel. Exterior landings shall 04 SEISMIC REINFORCING: R403.1 3 Seismic reinforcing. Concrete footings located in Seismic Design Categories D0, Of and D2, as established in Table R301.2(1), shall have minimum reinforcement. DIVISION 2 • SITE WORK Ot SOILS: IRC R401.4.1 In lieu of a complete geotechnical evaluation, the load- bearing values in Table R401.4,1 shall be assumed. The footing width, W, shall be based on the load- bearing value of the soil in accordance with Table R401.4.1. Spread footings shall be at least 6 inches (152 mm) in thickness, T.
