Re: McDonald's Restaurant Remodel
Dear Karen:
We have completed our review of the McDonald's Restaurant Remodel submittal by SCJ Alliance received in our
office February 19,2013. The submittal included a Drainage Memorandum dated February 5,2013; a Sewer STEP
Tank Sizing sheet dated January 14,2013; and full-size design drawings for the remodel project(13 sheets)dated
September 2012(first two sheets of set)and February 2013 (remaining sheets in set). We have the following
comments based on our review:
Drainage Memorandum
1. No comments.
Sewer STEP Tank Sizing
1. Sewer STEP Tank sizing is correct; however,a slight inconsistency was noted between the size(in square
feet)of the addition on the plans and the size noted on the sewer STEP tank sizing sheet. This difference
does not drastically impact overall tank sizing but the inconsistency should be resolved.
Plans
1. Sheet SP-2: Project data differs from values shown in the Drainage Memorandum.Please resolve
inconsistency between documents.
2. Sheet SP-2:Note SP-23 indicates that there is a Sheet T1.0 but this sheet does not appear to be part of the
set supplied for review.Please include this sheet for review of the trash corral.Note that the City has two
standard details that address these facilities; see details R-1 and R-2 of the City of Yelm Development
Guidelines.
3. Sheet SP-2: Regarding note SP-26, spacing on trees around trash corral should be 2 to 2.5 feet.

4. Sheet C-100: Do the triangular callouts refer to particular notes located in the plan set?There are no
corresponding notes on this sheet. Please remove if these are not serving any purpose to avoid future
confusion.
5. Sheet C-200: How long will the existing onsite sewer facilities be disconnected from the sewer main? Since
STEP tanks are sized to have 24 hours of emergency storage,will the removal of the existing pipe and
installation of the new pipe, STEP tank,and pump equipment occur within 24 hours?If not,will temporary
bypass pumping be provided?If so,where will this equipment be located and how will it be connected to
the existing system?
6. Sheet C-200: Provide protection around curb inlet adjacent to Solberg Street SE to capture any sediment
laden runoff.
7. Sheet C-300: Extend mountable curb in SR 510 back to the beginning of the turn lane as marked up on the
plans.
8. Sheet G300: Does the mountable curb interfere with stormwater runoff collection on SR 510?Will the curb
promote ponding due to the potential blocking of runoff flowing across the roadway?
9. Sheet C-400: What is the gap in the fencing around the trash corral?Is this a gated access?If so,please
show gate on plans and provide enough room that gate will not interfere with adjacent parking space.
10. Sheet C-400: What is the slope on the new concrete being placed for the trash corral?Will this concrete be
sloped so that runoff drains towards the curb inlet approaching Solberg Street SE?
ll. Sheet C-400: The finished grade elevations and the north side of the access off of Solberg Street�E may
cause some ponding issues. Please adjust finished grades to promote flow of parking lot runoff to the curb
inlet located at the Solberg Street SE access.
12. Sheet G500: Ciry of Yelm Development Guidelines text indicates that all sewer pipe 2 inches or larger shall
be SDR 21 or Schedule 40 PVC. See Section 7E.020 for more information.
13. Sheet G500: What is the station and offset of the new STEP tank?
14. Sheet G500: Will any irrigation piping require reconfiguration?This is not shown on the plans.
15. Sheet G500: Refer to City comments regarding the re-use of existing equipment in the STEP tanks.
16. Sheet G502: Consider removing Notes 1 and 2 under the"Sewer Spec Addendum"as the tank being
installed is concrete and not fiberglass.
17. Sheet G501: Drawing 7-11 indicates that the orifice located on the baffle should be 29 inches above the
floor of the tank;however,Note 5 on Sheet G502 states that the orifice should be 26 inches above the tank
bottom.This inconsistency should be rectified. This orifice shall be 29 inches above the bottom of the tank.
18. Sheet C-502: Detail7-7—"Typical Connection"indicates that SDR 35 pipe is appropriate for this
installation;however,City guideline text indicates that SDR 21 or Schedule 40 PVC shall be used for this
application.
