Your original comments are listed below with our responses in Italics. Sewer STEP Tank Sizin� 1. Sewer STEP Tank sizing is correct; however, a slight inconsistency was noted between the size (in square feet) of the addition on the plans and the size noted on the sewer STEP tank sizing sheet. This difference does not drastically impact overall tank sizing but the inconsistency should be resolved. The size of the addition was correct on the plans; the STEP tank calculations have been revised and attached with this re-submittal. Plans 4. Sheet C-100: Do the triangular callouts refer to particular notes located in the plan set?There are � no corresponding notes on this sheet. Please remove if these are not serving any purpose to avoid future confusion. The triangles were a reference from the survey; they do not serve a purpose and have been removed from the plans. 5. Sheet C-200: How long will the existing onsite sewer facilities be disconnected from the sewer main?Since STEP tanks are sized to have 24 hours of emergency storage,will the removal of the existing pipe and installation of the new pipe, STEP tank, and pump equipment occur within 24 hours? If not,will temporary bypass pumping be provided? If so,where will this equipment be located and how will it be connected to the existing system? Sheet C-200: Provide protection around curb inlet adjacent to Solberg Street SE to capture any sediment laden runoff. A curb inlet has been provided per comment. 7. Sheet C-300: Extend mountable curb in SR 510 back to the beginning of the turn lane as marked up on the plans. Per direction from WSDOT and our recent correspondence, the mountable curb is left as it currently is designed so that cars exiting properties on the north side of Yelm Avenue can turn eastbound onto Yelm Avenue. 8. Sheet C-300: Does the mountable curb interfere with stormwater runoff collection on SR 510?Will the curb promote ponding due to the potential blocking of runoff flowing across the roadway? Surface runoff will still flow to its current drainage path (an existing CB at the northeast corner of Solberg and SR 510J. 9. Sheet C-400: What is the gap in the fencing around the trash corral? Is this a gated access? If so, please show gate on plans and provide enough room that gate will not interfere with adjacent parking space. The gap in the trash corral was a drafting error;it has been revised per comment. 10. Sheet C-400: What is the slope on the new concrete being placed for the trash corral?Will this concrete be sloped so that runoff drains towards the curb inlet approaching Solberg Street SE? The existing slope is approximately 1%draining toward the curb inlet. The new concrete apron at the trash corral will be installed at a similar slope and will match existing grades. 11. Sheet C-400: The finished grade elevations and the north side of the access off of Solberg Street SE may cause some ponding issues. Piease adjust finished grades to promote flow of parking lot runoff to the curb inlet located at the Solberg Street SE access. The grades have been revised to allow surface water runoff to drain towards the curb inlet. 12. Sheet C-500: City of Yelm Development Guidelines text indicates that all sewer pipe 2 inches or larger shall be SDR 21 or Schedule 40 PVC. See Section 7E.020 for more information. The sewer pipe material has been revised per comment. 13. Sheet C-500: What is the station and offset of the new STEP tank? The STEP tank station and offset have been added per comment. 14. Sheet C-500: Will any irrigation piping require reconfiguration?This is not shown on the plans. Revisions to the irrigation piping is not anticipated. 15. Sheet C-S00: Refer to City comments regarding the re-use of existing equipment in the STEP tanks. The plans have been revised to indicate the following: � Ryan Johnstone °� March 15, 2013 � �. �.,r,.�:�", ,�, Page 3 of 3 • existinq tank shall be pumped • existing baffle and pumps shall be removed • existing tank shall be leak tested • new cleanout, pump package, and pump control panel shall be installed. 16. Sheet C-502: Consider removing Notes 1 and 2 under the "Sewer Spec Addendum" as the tank being installed is concrete and not fiberglass. The comment was crossed out;no revisions were made. The new tank is proposed as concrete. 17. Sheet C-501: Drawing 7-11 indicates that the orifice located on the baffle should be 29 inches above the floor of the tank; however, Note 5 on Sheet C-502 states that the orifice should be 26 inches above the tank bottom.This inconsistency should be rectified. This orifice shall be 29 inches above the bottom of the tank. The inconsistency has been rectified per comment. 18. Sheet C-502: Detail 7-7—"Typical Connection" indicates that SDR 35 pipe is appropriate for this installation; however, City guideline text indicates that SDR 21 or Schedule 40 PVC shall be used for this application. The comment was crossed out;however, the pipe material was changed per the original comment. We have revised the plans and STEP tank calculations per your comments above.
