Box 479 Yelm, WA 98597   February 7, 2005 Jeff Schramm Transportation Engineering Northwest 16625 Redmond Way, Suite M PMB 323 Redmond, WA 98052 RE: Green Valley Subdivision – Traffic Scoping Response Mr. Schramm: We have completed the initial review of the Traffic Scoping letter submitted for the above referenced project. The following comments should be addressed and a revised Traffic Information Analysis submitted for review before completing the final analysis. The applicant is required to pay a $500.00 dollar application fee. The fee was required at the beginning or the traffic scoping process. Please remit the fee so the traffic modeling may be provided. After the City of Yelm receives the application fee, we will provide the trip distribution and the “pipe line” projects for the project site. The trip generation should be based on the standard single family use not Senior Adult housing. Even though the developer wants to provide the building lots to Senior Adults there is no guarantee that the developer will not sell the whole project to a builder that does not have the same desire. As far as the City of Yelm is concerned this is a single family subdivision that generates 9.57 trips per a day. The study intersection should include all intersection that have 20 or more new trips routed through them. This may change with the adjustment of the trip generation. The proposed roadways do not appear to be meeting the City of Yelm’s Development Guidelines. Please address how the traffic is expected to operate with the modifications that are being proposed by the project. The TIA should look at the block length of the subdivision and suggest how the max block length of 660’ will be addressed by this project.
