RE: Final Plat comments for Fairway Estates
Dear Ms. Bennett:
We have reviewed the plat submitted on Sept 19, 2013.
The following changes need to be completed prior to recording.
Sheet 1
A. minimum border is 3" for sheets 1 and 2.
B. step system plat easement provisions are not on the map
and need to be completed.
C. editing on legal description
D. land surveyars certificate has 2 editing changes.
E. dedication has some editing changes and needs inclusion of
Deed of trust beneficiary Tony and Barbara Trunk along with
additional notary acknowledgement.
F. expiration on survey seal needs to be removed.
G. section subdivision needs edit correction.
Sheet 2
H. minimum border is 3" for sheets 1 and 2.
I. submit lot closures for the plat boundary and road centerline
submit corrected lot closures for lots 3 and 4.
J. Tract C needs a note or delineation explaining purpose.
K. fences shown need to be described and tied to boundary.
L. street centerline needs to be shown with name and monuments
showing all dimensional ties to the boundary.
M. Tract A and B need delineation on map.
N. show and label utility easement around street and tract frontage.
N. show and label utility easement around street and tract frontage.
O. addresses for all lots and tracts to be shown on map.
P. other dimensional corrections from lot closures are shown in red on map along
with editing corrections.
Q. from preliminary map it appears there is a storm easement across Tract A.
When map is corrected and all lot closures are submitted E. True & Associates
will review final map corrections.
