Takehara, LLC GROUNDS MAINTENANCE SPECIFICATIONS EXHIBIT "A" GROtiNDS MAINTENANCE STATEMENT OF INTENT: The Contractor is hereb� made a«are that O�i ner'Ajent and,'or manager anticipates that the landscape maintenance at this site shall be of the very hi�hest quality possible.All work to he performed within the scope of these specifications shall be strictly managed,executed and perfc�rmed by experienced personnel. � a SCOPE OF WORK: Perform all ��ork necessary utilizing acceptable horticultural practices for the landscape maintenance of the community. Such work includes,but is not limited to the following: ■ Molving,edging,and trimmin�of Larvn areas. ■ Trimming and pruning of plant material. ■ Weed elimination and edeing of plant beds, ■ Removal of debris fi•om site. • Fertilization. � MOWING TRIMMING EDGING BLOWING & CLEAN-UP ;� , , ■ Turf shall he cut at a height of two inches(2")to four inches(4")as turf type and conditions dictate. Mowing shall he done to the frequencies specitied in the corresponding landscape frequency chart(See Exhibit"A-1").No more than one third of the grass blade is to be removed when cutting Contractor shall be responsible for controlling excessive grass clippings within turf or mulched bed areas. ■ Rye turf is not to be`'scalped"any lower than two(2)inches prior to fall over seeding.(Over seeding performed as an additional service)Maintain turf at lower end of height range during cool, wet seasons,and at to high end of ran�e during hot, dry seasons. ■ Lake banks and retention ponds will be maintained to the waters edge. Vegetation around waters edge will be controlled by use of chemicals,string trimmer or other mechanical means.Vegetation around�+aters edge shouid he maintained in.a clean condition w�ith the rise and fall of the water line. ■ Lake bank,retention ponds,pools and beds will be maintained with the mower discharge pointing away from water or mulch, Discharging grass clippings in water or mulch is prohibited.Recycling mowers are recommended. ■ Mower Blades are to be maintained in sharp condition. ■ Mowing pattern is to be changed weekly to prevent ruts from forming in turf. ■ Proper sized equipment is to be used for site conditions(i.e. Large mowers are not to be used in ti�ht areas,). Where string trimmers arc used,grass must be trimmed at same height as rest of turf.
