Enclosed are the following documents for the proposed Washington Federal/Benedict Boundary Line
Adjustment(BLA) to resolve a fence encroachment.
1. One (1) check in the amount of$100 made payable to the City of Yelm
2. One (1) completed Boundary Line Adjustment Application
3. One (1) copy of the Chicago Title Report and exceptions dated March 25, 2014
4. Eight (8) full-size copies and one (1) reduced size (8-1/2- by 11-inch) of the proposed
Boundary Line Adjustment Map prepared by Barghausen Consulting Engineers, Inc. dated
April 9, 2014
5. Eight (8) copies of the Parcel Lot Closures prepared by Barghausen Consulting Engineers,
Inc. dated April 9, 2014
6. One (1) copy of the Agreement Regarding Disputed Encroachment Area between
Washington Federal and Benedict/Hendrickson/Niccoli dated March 11, 2014
Over the last several months, I have been resolving a fence encroachment with the owners of the
property located directly east of the Washington Federal property (a.k.a. Wyndstone BSP), which is
located on Tahoma Boulevard S.E. and Durant Street S.E. We have now agreed on a resolution with the
property owners Benedict/Hendrickson/Niccoli (hereafter Benedict), which is outlined in the attached
agreement.
In summary, an existing fence from the Benedict property encroaches on area up to 43 feet wide by
356 feet in the southeast portion of the Washington Federal property. This area has also been used for
horse grazing for many years. Washington Federal and Benedict have agreed to split the difference and
re-align the common property line (see attached BLA Map).

The encroachment area consists of 15,768 square feet. Per the attached agreement, 50 percent of the
area (7,888 square feet) will be transferred to Benedict and the other 50 percent will remain on the
Washington Federal property. To avoid a jog in the property line, we are proposing to move the entire
common property line west by 12.29 feet (which equates to 7,888 square feet). Upon recording the BLA
and the agreed upon boundary corners set, Washington Federal will remove the old fence and install a
new fence (a like kind) along the entire length of the new common boundary line.
