Site Plan Review Supplemental Answers
1. Does the design minimize conflicts with neighboring land uses? Explain.
The property chosen for the site is zoned Industrial, which is a priority zone under the
Wireless Code siting criteria in 17.67.040.A. To the north/northwest, the property is
bounded by large -scale commercial /industrial uses and an operating railway line. The
easterly property is occupied by a PSE substation. The only residential uses bordering the
subject parcel lie to the south. The WCF is being proposed in a location where it will be
buffered from view by existing trees that average 65.8 feet. In addition, T- Mobile is
proposing landscaping that includes the addition of fast - growing evergreens to provide
additional screening. The proposed site for the WCF exceeds the setback requirements on
the side of the property that fronts residential uses.
