Review No. 2 of Civil Construction Documents
Mr. Gibson,
The City of Yelm has completed the first review of the civil
plans for Creek Road Mixed Use. Your application included:
Construction Documents
Storm Drainage Report
Landscape Plans
STEP Report
We have reviewed the plans for compliance with
the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments need to be addressed before the plans
may be approved for construction. Our comments are summarized below:
Landscape / Irrigation Plan:
See Redlines on Landscape Plans.
Question: The owner is requesting that these revised
plans be submitted following this review. You have completed the initial review as part of the first submittal. He is preparing these plans himself using hand-drafting techniques and
is concerned that he will have to make additional changes to the plans.
Answer: No civil plan approval will be given until the landscape and irrigation plans are completed and submitted
for review.
Lights:
Is there any lighting for this project? If so, please include on plans including stationing with offsets to fixtures, pole type and manufacturer, mounting height, arm length,
pattern, power source, wire size, type conduit along with wiring schematic, “J” boxes.
Question: The lighting plan will included before final approval is granted for this project.
Answer:
No civil plan approval will be given until the lighting plans are completed and submitted for review.
Please include Photometric Plan.
Answer: No civil plan approval will be given
until the photometric plans are completed and submitted for review.
There still needs to be a complete lighting plan submittal before the plans will be approved for construction.

Miscellaneous:
Please get approval from Yelm postmaster for location of mailboxes.
This
will need to be submitted for review before plan approval.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need
to submit 4 sets of plans, plus send back original red lines. The project engineer should include a written response with the resubmittal, indicating how all the review comments above
have been addressed or responded to. This will significantly expedite our review of the project. If you have any additional questions or comments please do not hesitate to call or
