The comments from the review letter dated August 17, 2009, and the attached redline plans have been included with responses addressing each comment. Redlined Plan Comments: Sheet 2 of 18: 1. Land use did not specifically eliminate standard building setbacks. The site plan has been revised to address the standard building setbacks. These revisions have been incorporated as discussed through email exchanges with the City's Planning Department. Sheet 8 of 18: 2. Please reference sheet and detail where located. Detail A -A Sh. SD -02 This reference has been added to the sheet. Sheet 10 of 18: 3. The driveway approach detail has been removed from the plans. Please add a clear and more defined driveway approach detail. A driveway approach detail has been added to this sheet. Sheet 11 of 18: 4. The plan showed existing 1" water service stubs and the proposed water meter, setters, and RPBAs were called out as a 2" diameter. The water meters, services, and RPBAs have been revised to reflect the 1" existing diameter. This is reflected in keynote callouts 5, 6 and 21. Sheet 11 of 18: M C JAN 5�T M M 5. Keynote No. 10 shows a 6" gate valve. This should be an 8" gate valve. The keynote has been revised to 8 ". Sheet 11 of 18: 7. Add a note to the plan stating, "Water and sewer must have 10' of separation in the horizontal and 18" in the vertical." This note has been added to the sheet. Sheet 11 of 18: 8. An RPBA must be installed on the existing water meter serving the existing furniture store. A callout has been added to the plan requiring this. Sheet 12 of 18: 9. Install 4 additional side sewer cleanouts as shown on this sheet. These cleanouts have been added to the sheet. Sheet 12 of 18: 10. Show hose bibs within 50' of the STEP tanks. At this time it is difficult to show the hose bibs because the building plans are not created. To address this we have added note No. 5 to require the architect and owner to locate these on the building plans. Sheet 12 of 18: 11. Show STEP tank controllers on the face of the building. The controllers have been relocated to the face of the proposed buildings. Sheet 12 of 18: 12. Show proposed update of the existing STEP sewer system for existing building. At this time there are no plans for updating the existing STEP sewer tank for the existing building. Sheet 16 of 18: 13. The elevations of the STEP tank detail appear to be in error. The elevations on the STEP tank details have been revised to reflect current elevations for the site. The bury depth is now less than 5'. After discussions with Jim Doty of the Yelm Sewer Department, he has revised this comment to be required before the sewer preconstruction meeting. Comment Letter dated August 17, 2009 1. See Redlines on Landscape Plans. Rick Christensen has had discussions with Tami Merriman about the need to revise the landscape and irrigation plans because the site plan setbacks have shifted. Because these plans are "hand drafted," Tami has agreed to work with the owner at the time of landscape installation. This information was provided by the owner. 2. Please provide a lighting plan for the project. The lighting plan has been provided on sheet 17 of 18, and the lighting details have been shown on sheet 18 of 18. 3. Please provide a photometric plan. A photometric lighting plan has been provided in a separate plan. The plan illustrates the proposed parking lot lighting only. The building design has not been completed at this time. It is assumed that the building lighting will supply the necessary lighting needed for the sidewalk areas in front of the building. 4. There still needs to be a complete lighting plan submitted before the plans will be approved for construction. See comment No. 3.
