Dear Nisha:
This letter is in response to the December 14, 2007 Community Development Department
Review letter comments, and addresses each item in the same order.
1. The 300 foot radius labels that were submitted seem to be somewhat unclear. The 300
foot radius should be based on all the parcels involved together, not individually. It
appears that there were separate labels submitted for each parcel involved. One set of
labels with a corresponding 300 foot radius map is required showing all the property
owners no further than 300 feet from all sides of the parcels that are involved in the
project.

2. Please submit a $500.00 seeping fee for the TIA review.

3. The shoreline designation of the site is Rural. Although development is allowed within
the shoreline jurisdictional area through a Shoreline Permit, residential densities in this
environment shall not exceed two dwellings per acre, regardless of housing type. It
appears that buildings 5 and 6 fall within the 200 foot shoreline designate area. Please
provide a calculation of the approximate acreage within the 200 foot shoreline
jurisdictional area and the number of units within buildings 5 and 6.
The calculations and site plan has been revised accordingly with associated
preliminary grading and utility plans.
4. Please illustrate the 100 year floodplain boundaries based on the FEMA floodplain map
on the preliminary site plan.
. The approximateJloodplain line is illustrated on all applicable plan sheets.
5. Please provide building elevations for all the proposed buildings to ensure that the
buildings meet the intent of the City of Yelm Design Guidelines.

6. Please provide a copy of the drawings on disc in AutoCad format.

Based on our cursory review, it appears that item number 3 as listed above may cause
alterations to the preliminary site plan. The above items are required to be addressed and/or
submitted prior to deeming this application complete.
