If fire flow cannot be provided by only fire hydrants, a fire sprinkler may be required. If this is necessary the plans must show the fire sprinkler supply line, post indicator valve, (PIV),fire department connection (FDC), FDC supply and a fire hydrant location for use with the FDC connection. BCRA Response: Adequate fire flow has been confirmed per response above. 4. The current Fire hydrant does not meet the requirements for building coverage to all parts of the building with a maximum 150' hose pull. BCRA Response: We will work with Gary Carlson to petition for waiver of regulation. Fire hydrant is currently positioned such that a hose pull of 167'would be required to reach all parts of the building. 5. Is the water main large enough to support the required fire flow requirements?Support the 6" size with fire flow calculations. BCRA Response: Adequate fire flow has been confirmed per response above. Sewer Svstem Comments 1. The construction plans are vague at the connection point. It may be in conflict with existing water supply lines, meter and back flow prevention. BCRA Response: Acknowledged, plans have been modified to provide connection to existing system in an area free of obstructions. 2. The service line needs to be checked for the added flows of the new service line connection. BCRA Response: The existing service line is a 2"line, it is our opinion that this line is adequate for connection. 3. The tank depth from rim to invert should not be more than 5 feet.This is a City policy. Typically STEP tank sizing does not allow for the reduction of tank size because of"flow duration". By using a 3/8 flow duration reduction it appears to undersize the tank. BCRA Response: The project is classified as a religious education facility, used on Sundays for the duration of the religious service(approximated to be 3 hours). Under the DOE's Criteria for Sewage Works Design (Orange BookJ the nearest facility designation would be "Schools with no showers and with a cafeteria". This was determined to be highly conservative given the lack of a cafeteria within the proposed structure as well as its hours of use. Given this information, we determined that a reduction factor could be applied to negate a portion of the oversizing due to the conservative nature of the calculations. Similarly,STEP tank performance for another STEP tank on the project site,serving a larger demand was considered. Based on these factors we believe, using our engineering judgment, the proposed STEP tank is appropriately sized for the application. 5. Typical sizing should be Q=(GPD/person)(persons)(2.0 non res) Using this the flow would be 2,400 detention volume. BCRA Response: Acknowledged, see above response. 6. If the owner has plans for future expansion or more intensive uses (more people)for this location you may want to add additional storage to the tank. BCRA Response: Acknowledged,see above response. 7. The City requires 24 hours of storage above the working volume. BCRA Response: BCRA Response: Acknowledged,see above response. 8. A generator switch and receptacle is required to be installed on the control panel. See City sewer addendum notes. A hose bib is required to be within 50 feet of the STEP tank for maintenance. BCRA Response: A hose bib is provided near the entrance to the building, refer to MEP plans for details. 10. City requires the standard float levels to be utilized in the STEP Tank designs. Please do not customize the float levels for your design. BCRA Response: STEP system report as well as details on plans have been updated to exclude modified float elevations. General Comments on Plans 1. Please add the survey bench mark, basis of bearings, and vertical datum to all plan sheets the reference elevations. BCRA Response: Acknowledged, survey information has been added to the plan sheet. Stormwater Pollution Prevention Plan 1. City of Yelm uses 2012 DOE Stormwater Manual.All references should be changed to 2012 manual. We have reviewed the design under the 2012 manual and have no comments for drainage system. BCRA Response: Reference to the 2005 DDE Stormwater Manual has been updated to the 2012 DOE Stormwater Manual. Review of the Conditions of Approval dated Au�ust 12.2014 1. Need to verify line size at hook-up point to determine method of connection. BCRA Response: Line size and material has been added to the plan callout. 5.
