Attached for the city's further review are two full-size revised plans sets. We have addressed the review comments in the order received as follows: Sheet C1.2 1. See enclosed e-mail from Pacific Disposal approving the refuse location and layout. 2. The CB#3 symbol represents a "round" catch basin and is indicated in the Catch Basin Schedule. 3. Refuse enclosure details have been added to Sheet C2.4. Sheet C1.3 1. The ADA curb ramp for a future crosswalk across Yelm Ave. has been removed. 2. A radius has been added to the north side of the alley and Solberg St. intersection. 3. The bus stop pad has been revised to call out for a minimum 1.5' depth by 6' width to be added behind the existing sidewalk. This will provide for a 6' x 8' pad per IT requirements. Reference to an enclosure has been removed. Sheet C2.1 1. Both domestic and irrigation meters have been called out as 5/8". 2. Note #11 was revised to state the control panel not be attached to a living space of the building and that the hose bib cannot be fed from the irrigation system. Additionally, a simplex system has been specified and the transfer switch and generator plug requirement has been removed. 3. Note #10 was revised to state that the service box is to remain accessible, the minimum pipe cover was revised to 24", and a note was added stating that an approved tapping company is required to perform the tap. ���''�'��►,T�� JAN 29 2015 �3Y: Ms. Bennett 1/29115 Page 2 Landscape Plans 1. The trees around the refuse enclosure have been changed to Thug Occidentalis Pyramidal. 2. Trees within 2' of the sewer line have been removed. A note has been added stating that trees or shrubs with aggressive root system shall not be placed within 2'of the sewer line. 3. The refuse enclosure reference to the architectural plans has been revised to reference the civil plans. This means a minimum of a 12' ft gate or two 6' gates. You are correct in that the standard size is 14' x10'. The 10' x 10' is the standard for rearload services. What you sent in the plans looks fine as long as the gates open to a total of 12'. This allows two frontload containers, one for refuse and one for cardboard. The other recyclables can go off to the side like you have it. If you need anything else, let me know. You can call too at 360-486-8610. We are designing a new physical therapy building in Yelm. The city has come back and stated that we neetl an 8'x20'trash enclosure. That doesn't coincide with the standard 10'x10'or 14'x10'enclosures with offset 6' or 8' gates. We woultl like to propose that it looks something like the attached to meet the city's requirement being imposed upon us. Please review and verify if iYs acceptable to you and your needs. X.x Refuse Containers and Trash Enclosures Trash enclosures shall be designed and sited to reduce the visual and audible impact on the development and the surrounding commercial and residential zones. Service areas shall be located at the back of buildings or lot when practical and shall take into account the character of the neighborhood. Industrial zoned developments with enclosures located greater then 100 feet from residential zoned property are exempt from design standards, but shall be fenced and meet sizing and height requirements of Table 3.x 3. X.x Design Standards All Trash Enclosures shall incorporate the architectural features ofthe primary structures and landscaping to minimize visual impacts of the Enclosure. Trash Enclosures shall meet the height requirements of Table3.x and be constructed of CMU, Wood or architectural steeL Gates shall be of similar durable materials and be capable of being secured when shut and at an angle of 135 degrees when open. Enclosure wall shall sit on a minimum 6 inch concrete slab. The slab shall be graded to prevent liquids from entering the City Step Sewer system or on site storm water. The slab shall extend four feet beyond the gate(s). Landscaping shall consist of shrub trees of the Thug Occidentalis Pyramidal � � variety (or equal) stand 3 to 5 feet tall with spacing at 2.5 feet on center. Type I or Ii landscaping ground cover as required on adjacent site boundaries shall continue around the enclosure. Table 3.X.x. Table 3.X.x shall be used to calculate the sizing, wall height and quantity of Trash enclosures. The location ofthis enclosure shall be submitted to Pacific Disposal for review and approval. Site design shall allow a 50 foot in front of the enclosure to maneuver their trucks. Currently the pick up is rear load. For future service design enough overhead clearance for front load trucks.
