DETERMINATION OF SIGNIFICANCE
AND REQUEST FOR COMMENT ON SCOPE
OF ENVIRONMENTAL IMPACT STATEMENT
(EIS)
The City of Yelm has received a site plan review application for the construction of a retail development consisting of a 21,930 square foot Tractor Supply store, with associated
parking and outdoor display. The project includes the demolition of an existing 9,000 square foot retail store and 4,000 square foot outdoor storage building.
The Yelm Community
Development Department will be coordinating the preparation of the EIS. This Determination of Significance and Scoping Notice summarizes elements of the environment to be addressed,
and opportunities and methods for submitting comments. These opportunities will also be published in area newspapers and posted on the City’s website.

Threshold Determination:
The City of Yelm has determined that this proposal would have a probable significant
impact on the environment, and therefore requires preparation of an Environmental Impact Statement (EIS) pursuant to RCW 43.21C.033 and WAC 197-11-360.
Elements of the Environment
to be studied:
The impact of the proposed development on the safe and efficient movement of traffic on Bald Hill Road and Yelm Avenue vehicular traffic and the consistency of the proposed
access to the property with development regulations, engineering standards, good engineering practices, and the Yelm Comprehensive Plan and Transportation Plan.
