This memo indudes a project description, trip generation estimate, and trip distribution information. We are requesting your review of this information and a discussion regarding study intersections and other potential traffic scoping items. Project Description The proposed development is located at 16533 Hwy 507 in the City of Yelm; see Figure 1 for site viciniiy map. Based on the current site plan, the proposed development would include a 21,930 sf Tractor Supply Company store. Vehicle access to/from the site would be provided by one driveway on Hwy 507 and three driveways on Bald Hil) Road SE. The proposed driveway on Hwy 507 would be restricted to right- in/right-out movements. Two of the proposed driveways on Bald Hil) Road SE would be full access and one would be limited to exiting traffic only. A preliminary site plan concept is induded in Figure 2. The existing site contains a 1 3,201 square foot Del's Feed & Farm Supply store which would be removed as part of the proposed project. The project is expected to be completed and occupied by October 2015. Trip Generation The weekday PM peak hour trip generation estimate for the proposed Tractor Supply Company store was based on trip rates derived from a trip generation study completed at the existing Del's Feed & Farm Supply store. Based on information provided by the applicant, the proposed Tractor Supply Company store would operate very similarly qnd provide the same services as the existing Del's Feed & Farm Supply store. To estimate trip generation of the existing and proposed use, traffic counts were conducted at the site driveway on Bald Hill Road SE in October 2014. During the time of the study, the existing site driveway on Hwy 507 was gated and restricted access to the site such that the only vehicle access to/from the site was on Bald Hill Road SE. Two days of weekday PM peak hour (highest hour 4:00 —6:00 PM) traffic counts were collected and averaged. The net new project trips were determined by subtracting the trips associated with the existing Del's Feed & Farm Supply store from the new 21 ,930 sf Tractor Supply Company store. Trip Distribution and Assignment The distribution of project trips was based on existing travel patterns in the project vicinify and the existing driveway counts on Bald Hill Rd SE. Table 3 summarizes the resulting general project trip distribution for the Tractor Supply Company site and is shown graphically in Figure 3 (as well as the net PM trip assignment�.
