We specialize in the rustic look for furniture.We build furniture, housewares,and home decor to our
potential elients'specifications.
Activities Involved:
We will be cutting,assembling,sanding,and staining/painting wood to make custom wood
furniture, housewares,and home decor. Refinish work on old furniture will also be done.

The materials/equipment used will be a variety of different woods,glues/adhesives, stains,

We will be using craigslist and a few other free advertising websites to get our name out there.

Findings of Fact, Conclusions of Law, and Decision
FINDINGS OF FACT
1. Tristan and Brittany Kennedy own the parcel of land at 16499 Greenbrier Street SE,
Yelm, WA 98597, identified by Assessor's Tax Parcel Number 56510003300 and
described as Lot 33 of Johns Meadows Subdivision.
2. The property is approximately 0.11 acres in area and is identified by the Unified
Development Code, Title 18 YMC, as being within the Moderate-Density Residential (R-
6) zoning district. The R-6 zoning district allows home occupations subject to ministerial
site plan review [Section 18.12.080 YMC].
3. The ministerial site plan review process is to ensure that projects are consistent with
applicable development, construction and design standards of the Unified Development
Code [Title 18, YMC]. Ministerial permits do not require public notice.
4. Tristan and Brittany Kennedy propose to operate a custom woodworking business from
their home. The application materials state that the business will be conducted in the
garage only. Saws, drills and other related machinery would be used. Materials used
include wood, paints, stains, cleaners and other supplies. Customers would come to the
home to pick up finished property. A sign is proposed in the front yard.
5. Chapter 18.65 YMC provides requirements and standards for home occupations. These
include
• The home occupation shall not occupy more than 25 percent of the total floor area
of the residence, or exceed 500 square feet if in an accessory building.
• Traffic generated by the home occupation shall not exceed 3 commercial vehicles
per week, and all parking of customers' vehicles shall be off-street.
• Storage of inerchandise, material or equipment must be entirely within the
residence or accessory building.
• Home occupation signs shall be wall mounted, and shall not exceed four square feet
in area. The sign cannot be internally illuminated, but may be indirectly illuminated.

Findings of Fact, Conclusions of Law, and Decision
6. Section 246-290-490 Washington Administrative Code requires that the City take
measures to ensure that contamination does not occur as a result of cross connection
with the water system. This is achieved by installing a Reduced Pressure Backflow
Assembly (RPBA) device at the water service.
CONCLUSIONS OF LAW
A. Section 18.12.080 YMC allows the Site Plan Review Committee to approve a home
occupation when it complies with all applicable development, construction, and design
standards of the Unified Development Code.
B. Tristan and Brittany Kenney have established that the request for ministerial review
approval can satisfy all criteria set forth in Chapter 18.65 YMC, meet all requirements of
the Moderate Density zoning classification, and meet all other requirements of the Yelm
Municipal Code. Therefore, the home occupation permit should be approved subject to
the following conditions:
1. The applicant shall install a Reduced Pressure Backflow Assembly to protect the
City water service from contaminants.
2. The home occupation sign shall be wall mounted, may not exceed 4 square feet
in area, and shall not be internally illuminated.
C. A home occupation approval is effective upon approval. The home occupation permit
maybe be revoked upon determination that there has been a violation of any conditions
of approval or standards of the Unified Development code.
DECISION
The request for a home occupation approval is hereby granted subject to the conditions
contained in the conclusions above.
