Steve,
I think we are close. The East and West elevations are fine. The North and South wall lines are 170 feet. Elements are
in 100 foot segments, the trellis on the north wall satisfies one of the elements from West to East and the first 100 feet
on the South wall from West to East still requires two elements. Thanks.
Gary

Gary — I have attached revised building
elevations
for
your review and staff meeting tomorrow. We have made
significant revisions that I hope you will
find meet
the
intent of the City of Yelm Design Guidelines.
IV.A. (1)
Incorporate human
scale building elements —
we feel that the
hay barn
structure on the south elevation now
satisfies
the third element (i)
smaller building element
near pedestrian
oriented
street front of large building.
IV.B. (1) Reduce scale of large buildings.
roof).
West Elevation — b) horizontal building modulation and c) modulated roof line (vestibule and the gable entry
South Elevation — b) horizontal building modulation and c) modulated roof line (Hay Barn structure attached to
south elevation with gable roof).
East Elevation — b) horizontal building modulation (baler walls are now cmu and project 6 feet) and d) building
articulation - providing a covered entry breaking up the building interval.
North Elevation — c) modulated roof line — we provided a gable element to the rear of the facility where it can
be seen. The majority of this wall is blocked from view by Yelm Glass. d) Building articulation — providing three plant
trellis to break up and articulate the blank wall behind Yelm Glass.
IV.E. (2) Use compatible building materials —the entire building is now split -face block painted light and dark beige. All
metal roofing is now standing seam prefinished barn red. Coping and accent stripes are now barn red. The corrugated
galvanized siding that was over the entry vestibule is now Hardie Board and Batten painted light beige.
IV.F. (1) Blank Walls —The north wall hidden behind Yelm Glass has three plant trellis to break up the approximate 150
foot length. The long wall on the south elevation is under 100 foot in length and adjacent to a horizontal building
modulation element.
I.D. (1) Reduce impact of service areas and mechanical equipment — In response to a civil plan review comment, we have
agreed to install a 6 foot high wood fence to screen the entire service area from Yelm Avenue East. Our trash and baler
are in two different areas. The baler enclosure was upgraded to meet the building modulation requirement. The trash
container is currently not fenced since we are providing a six foot screen fence for the service area. The trash container
and baler are not in locations that can support landscaping. We respectfully request relief from this requirement since
the entire area is screened with a 6 foot wood fence.
Please confirm receipt and
let me know as
soon as
possible if the elevations meet your approval so that we can get the
building plans revised and
resubmitted for
building
permit.
Thanks, Steve
